These Terms and Conditions govern use of the Kabini Kaanana website, enquiries, bookings, payments, and stays at our property. By making a booking or using the site, you agree to these terms.

By accessing this website, submitting a booking enquiry, or confirming a stay, you agree to comply with these terms and any policies referenced on the site.
Bookings and availability
- All bookings are subject to availability and final confirmation by Kabini Kaanana.
- A booking becomes confirmed only after we receive the required advance payment and send confirmation.
- Rates, inclusions, and availability may change until a booking is confirmed.
- Special requests are subject to availability and may involve additional charges.
Rates and inclusions
The stay pricing and inclusions displayed on the website and booking pages form part of these terms. Unless stated otherwise, the tariff includes accommodation and the meal inclusions described on the site. Extra meals, snacks, special dishes, and other add-ons may be charged separately.
Payments
- We may require a 50% advance payment to secure your booking.
- Advance payments are generally made through UPI or other instructions shared during the booking process.
- If you choose to pay the full amount in advance, we will confirm the applicable payment steps with you.
- Any balance amount, if applicable, is usually payable at check-out unless agreed otherwise in writing.
Cancellations and date changes
The cancellation policy currently used on the site is:
- More than 10 days before check-in: full refund of the advance.
- 7 to 9 days before check-in: 25% of the advance is forfeited.
- 4 to 6 days before check-in: 50% of the advance is forfeited.
- Within 3 days of check-in: no refund.
- Date changes are treated as a cancellation plus a new booking unless we agree otherwise.
Check-in and check-out
- Standard check-in time is 1:00 PM.
- Standard check-out time is 11:00 AM.
- Early check-in and late check-out are subject to availability and may carry additional charges.
Guest conduct
- Guests are expected to respect the property, staff, other guests, and the surrounding environment.
- Any damage caused by a guest or their visitors may be charged to the booking holder.
- Illegal activity, unsafe behaviour, nuisance, or violation of local law may result in refusal of service or eviction without refund where permitted by law.
- Please follow any house rules communicated at booking or on arrival.
Third-party services and activities
Activities such as safaris, transport, and third-party experiences are provided by independent operators or authorities. We may help with recommendations or coordination, but we are not responsible for their schedules, pricing, availability, safety practices, or service performance.
Website use
- Do not misuse the website, attempt unauthorised access, or interfere with its operation.
- Content on the site is for general information and booking purposes only.
- We may update, suspend, or remove parts of the website at any time.
Limitation of liability
To the extent permitted by law, Kabini Kaanana is not liable for indirect, incidental, or consequential losses arising from use of the website, booking delays, third-party services, or events outside our reasonable control such as weather, transport disruption, power issues, or governmental restrictions.

Governing law
